The Old Post Office Urban Renewal Plan

Thomas Mayo Associates, in association with RCT Associates, community and economic development consultants, prepared a market and re-use potential feasibility study, including conceptual designs and cost estimates for the conversion of the existing vacant Old Post Office Building in Marlborough, Massachusetts, into 1750 S.F. commercial space and 14 rental units. Additionally the plan provided 4 townhouse units and public parking for 7 cars. As a result of the feasibility study, an Urban Renewal Plan was prepared and a Developer's Kit issued. Private developer investment of approximately $500,000 was generated in the rehabilitation of the property.

 

The "Old Post Office" was constructed in 1911 and was used by the Postal Service until 1965. The major objective of the project was to provide affordable housing for low and moderate income persons. Additional objectives included support of on going community and economic development efforts and the elimination of the blighting influence at the vacant Old Post Office. The purpose of the proposed improvement program was to undertake a pragmatic re-use study which would identify the methods by which the rehabilitation of the property could be brought about in a manner which would be both beneficial to the community at large and attractive to private sector investment.
